Our client is a young, exciting, fast paced, growing real estate acquisition and property management company located in Oakland, California. The new position of VP of Acquisitions will be responsible for leading the acquisitions team charged with acquiring foreclosed single-family dwellings throughout the state of California.
Their operating plan calls for the acquisition of approximately forty houses per month in a series of selected geographies, growing to one hundred houses per month over the next several years. The VP will be a member of the senior management team and will report to the CEO.
Position Responsibilities:
• Source undervalued single family dwellings
• Perform analyses and due diligence of potential new geographies
o Create strategies for entering these markets
• Build an acquisitions team
• Create the internal systems necessary to manage and monitor this process
• Underwrite bulk real estate purchases from banks
• Justify acquisitions and acquisition strategy with sound financial analyses, market research, and accurate predictions of economic trends
• Work collaboratively with construction, leasing and property management leaders
• Maintain a competitive awareness and knowledge of existing and emerging trends in the real estate marketplace
Requirements:
• Five to ten years of real estate acquisition experience
• Experience in acquiring, leasing and managing single family and/or multi-family dwellings
• Experience and understanding of construction costs and processes
• Demonstrated expertise in the analysis of real estate markets and assets
• Intimate knowledge of Bay area real estate markets
• Well honed and developed negotiating skills
• Management Experience including:
o Leadership of real estate teams
o Building teams from scratch
o Working collaboratively in team based environments
• Critical Personal Characteristics include:
o Willingness to work in fast paced, challenging environment
o Self motivated
o A willingness to work in an entrepreneurial (start-up) environment
o Excellent presentation skills
o Competence in building, using and communicating complex spreadsheets and analyses
Reporting Relationship:
This position will jointly report to the two managing partners of the firm. The VP of Acquisitions will be a member of the senior management team and will play an active role in the guidance and the direction of the firm.
Compensation:
The compensation for this position will be consummate with experience. It is expected to be in the six-figure range with management fee participation.
